Program Overview

Pathway to Prosperity is an initiative to increase homeownership among qualified applicants in eligible communities in the greater Philadelphia, Wilmington, and Camden areas. As part of this initiative, Prosperity is making available two grant programs each providing up to $10,000 in financial assistance per qualifying transaction. HomeAssist provides funds for the purchase or refinance of a primary residence located in an eligible census tract. HomeAccess provides funds to current residents of an eligible census tract for the purchase of a primary residence anywhere that Prosperity is licensed to lend. How to use the Tool

Enter either a current residence or address of property that interests you to determine whether the address is geographically eligible for assistance.

1. Enter the complete property street address including state and zip code.
2. Select the appropriate radio button for either "Subject Property Address" or "Current Mailing Address."
   • Choose "Subject Property Address" if you're searching for the address of a future primary residence purchase.
   • Select "Current Mailing Address" if you're searching for the address of your current primary residence, whether you rent or own it.
3. Click the Search magnifying glass to return eligibility results.

How to Read Your Results

If the property address you have entered is in an eligible census tract based on the information provided, the Tool will inform you that the property meets geographic eligibility criteria for participation in Pathway to Prosperity, which means additional financial assistance may be available for your transaction. Please be advised, however, the geographic eligibility of the property must be confirmed as part of the underwriting review, this is not a commitment to lend and does not guarantee a home loan or grant, as all standard underwriting conditions must be satisfied.
